A search of the current owner of real property from the last warranty deed of record. Also known as an O&E Report, it provides an abstract of the ownership and encumbrances on real property. We provide a typewritten abstract that is easy to read and understand and includes conveyance information, property taxes, open mortgages, easements & rights-of-way, judgments and estate information (if pertinent to the current owner). Pertinent copies of the current deed, open mortgages and judgments are provided.

A search of the real property records for a period of 40 to 60 years (depending on the needs of your underwriter). These searches require a more in-depth look at a parcel's history and both the current and prior owner(s). It provides an abstract of the ownership and encumbrances over a period of 40 years (or more). We provide a typewritten abstract that is easy to read and understand, and provides a full chain of title covering the specified period of time. Special attention is paid to easements and rights-of-way, liens and judgments against developers and prior owners and estates in the chain of title. Pertinent copies of all instruments of record are provided, including tax printouts, plats & restrictions.
